I'm pretty much there, and on board with the idea, seems popular amongst many I've read/talked to.

An Alternative location that I would recommend is looking for deals in Tacoma which is really having a huge popularity resurgence with millennials.With that said I would put the extra 50k you have into a safe crypto or one that is going to take a huge jump like AMP while you start driving communities and farming a location.

For instance,  why are some popular cell phones $1000-1250?

Unless you're in Ca or in the downtown of a popular city, $1700/home and $2.5M for an 18 lot park is ridiculous.Happy to dive into this further but, please, do not buy this deal without talking to someone who really knows what they're doing. 

(Contrary to a what seems like a popular opionion here not all contractors are dishonest.

I recently received an off-market lead to a seller who has 2 vacation rental cabins that are for sale on a single lot in a very popular part of Sevier County. 

@Landon Fillmore - Wasilla and Palmer are definitely within a normal commute distance to JBER and both are quite popular.   

Shoeboxed and Expensify are popular.

I have been researching (reading, podcasts, talking) to various RE companies that offers such turnkey services - and each day I'm discovering new ones, thanks to targeted  ads in social media coming at me based on my searches :)  - so it is a bit overwhelming trying to sort through.I was wondering if anyone on this forum has a compiled list of such providers (at least the popular ones) with some key information about them like how long they've been in biz, contact info, what are their key markets of focus, what is their main strategy (cash flow vs appreciation or both), what services they offer (mainly provide references to the pieces you need like financing, property management etc or do most of it in house), what is their commission/biz model etc.     

This is not going to be a popular post because I am going to talk about debt free investing.
