I've integrated automation for messaging and dynamic pricing, and taken all the necessary steps (that I'm aware of) to align with AirBnB's algorithm - Instant Book, flexible stay minimum and cancelation policy, building up 5 star reviews etc.

When we replace appliances, we only use Energy Star tier II or tier III models and we try to stick with the same basic set of models across our units.Last year, we replaced a dozen 10+ year old refrigerators with an 18 ft^3 GE tier III model.  

1st Congratulation on being free and clear. you or your parents or you and your parents are doing great and deserve gold stars. 

I do think what you are asking for is unreasonable, or at least, unrealistic but hey, ask for the stars, settle for the moon.

Factor the matter is that bedbugs can happen anywhere, even a five star hotel.

On top of that, we really make our's a 5-Star experience.  

If you don't evict them, use what Frank and Wesley said and get them to sign something about noise levels and violence or threats of violence. 

I was hesitant to dive in to the business and I waited for all the stars to be aligned.
