Be prepared for the hostile rejections you will receive. 

The seller can reject your contingencies but there's no risk to you if you structure your offer properly. 

I can't imagine that a seller would reject an otherwise solid offer because the deposit wasn't what he wanted.If the house works for you, I'd write the offer and let them accept, reject or counter.

@Amy Mueller fair housing has been challenged on this issue and there is legal precedence that if accepting the animal presents an undue financial burden on the landlord, they can reject the animal.

In Illinois I would bring this to the attention of the broker, as every contract requires a signature if rejected.

Question to wholesalers --  curious as to what you do with your lead lists?  Specifically interested in those leads that do want to sell - but either not appropriate for wholesale or just could'nt come to an agreement...
