As for counter tops, if you aren't doing islands or anything deeper than the traditional 22" depth, you can buy prefabricated granite slabs at a variety of places.

Of course, I would never let someone move in without a deposit, but you already know that she is a good tenant and aren't taking the same risk as when a new tenant moves in.

He said that basically if you are a single member LLC and you are managing the property yourself you will have a hard time proving you aren't personally managing the property even with the LLC as manager.

Kind of ghetto, neighboring houses messy-ish, all houses are unique (they aren't all stucco houses built by a central planner... so there aren't rows of houses that look the same...), they are older houses...Should this not stop me from looking?

This will only work for friends and family who trust that you aren't going to bail on them.For non friends and family investors you can go through the LLC route, although after trying this a few times, I will never do it again.The other route is to offer a private placement.
