The biggest downside is that the servicing fee ($15ish per month) eats into the payment you're receiving and has a bigger impact on those small notes.Good plan though.

If you give it another 12-18 months, I'm confident that these things will become increasingly obvious.The middle class migration to cheaper markets (Dallas, Austin, San Antonio, Charlotte, Phoenix, etc.) and tech center growth (San Francisco, San Jose, Oakland, Seattle, Austin etc.) has impacted the cycle a bit, so the drops may be less severe in these high population/job growth forecast markets, but nonetheless there will eventually be a flattening and price drop.The more interesting question is: in markets with an increasing trend line, will the next bottom have prices so high and rents not high enough that I cannot buy and cash flow?

We tested 7,500 for a while.Now we are looking at testing 6,500.I feel we are going to test 5,500 as more and more people see that this stimulus package is not going to make that big of an impact, if any.

But when presented as a reward for a specific act we want to encourage, the tenant is more likely to continue doing whatever you are rewarding her for.Gift cards can be an important tool when training tenants and reinforcing good behavior (e.g. reporting a repair promptly, even when the damaged item does not impact the tenant's comfort).This is certainly not to demean tenants -- after all, everyone's been one at some point -- but we can draw many landlording lessons from the training of dogs.
