Some of you may recognize me, I posted in the forum regarding trouble securing financing in the USA as UK resident.I found some deals offering seller financing.

And, because many folks who invest in rentals have fairly good income (which is what produces the money they're investing) many rental investors get caught by this limitation.  

Also, what are some ways to produce leads that you found effective?

We have excellent credit and down payment but it's obviously a risk buying without current tenants and I am wondering if we'll run into trouble with getting the loan because of this.Thoughts?

Have any of you (or anyone) had trouble getting a conventional mortgage when using an LLC to buy a property?

What I was told is that the authorities that might care typically work Monday - Friday so if you put them out on the weekend and take them back down before Monday morning you're less likely to have trouble.  

I've never had a tenant back out like that but I would have probably let them out of the lease but keep the rent and deposit for your trouble and having to re-lease. 

My friend who has all of these properties (and just purchased one in the Bahamas) also had trouble getting a personal mortgage for a house he wanted to live in so it is discouraging to me being the small fish in the sea.
