What I was told is that the authorities that might care typically work Monday - Friday so if you put them out on the weekend and take them back down before Monday morning you're less likely to have trouble.

I've never had a tenant back out like that but I would have probably let them out of the lease but keep the rent and deposit for your trouble and having to re-lease.

My friend who has all of these properties (and just purchased one in the Bahamas) also had trouble getting a personal mortgage for a house he wanted to live in so it is discouraging to me being the small fish in the sea.
