I feel like it wouldn't be too hard for me to make a 10k-30k mistake on my own in the school of hard knocks. 

I personally would never do a loan in a mortgage state ONLY deed of trust state with quick foreclosure time lines.   

They will tell you all you need to know and they always want a nice person to buy the house and flip it.I hope that helps.

My concern was small single person businesses are subject to robberies which occurred frequently in the area in the early 1980's.The building was built in 1890 and NYC established building codes in the 1920's, and someone owned it all the while passed and my dad offered to purchase it but was beaten to it by a flipper who got it for $23K, and he bought it from the flipper for $25K.

We were married recently, and when we add in our wedding gifts with what we have been saving on our own for years, we feel that we are finally ready to pull the trigger on our first property purchase.We actually live about 90 minutes south of the ski area that we are looking to invest in, but it is an area that I am very familiar with as I have been going there my whole life.
