As the land lord, you might also need to consider dump stations for grease and what not, clean restrooms/portapots, sitting area and someone to keep trash picked up.

I am stationed in Los Angeles for another year or so and I will likely be relocated to the East Coast, so I will be forced to choose between selling or renting this property out.

Do you need a lift station?

I believe Bryan/College Station is also a great, viable location to begin investing worth looking into, with low vacancy and different ways to invest such as LTR or STR it offers a good amount of creativity!

Ivan,I used to be stationed in San Diego back in the day.

We target townhomes with at least 2 BR (with the possibility to add a third) or preferably 3 BR (with the possibility to add a fourth), a walk-outbasement, and close to a metro station or major commuting routes to allow for “easy” commute to DC, MD, or any other area in Northern VA. 

It sits directly across the road from the public boat ramp (by the way it is on Cedar Creek Lake in Gun Barrel City), 1 block from the gas station that sells Ethanol free gas which boaters use, and close to the waterfront restaurant people enjoy frequenting during the summer. 

I will be moving stations in a few months and my plan is to continue to save up to use my VA Construction Loan to build a multi-unit property, in theory will be less costly than buying an already built property.
