Through all my studies I've developed this goal for myself to obtain my first property with as little out of pocket money as possible and I think I've found a way.

I looked at perhaps buying a larger house and subdividing it up but anything I look at is just not feasible.My solution to this would be to obtain an FHA 203k construction loan and just build what I want, when I want it without waiting month after month hoping that something comes up. 

     Is it possible for an LLC to obtain a mortgage without a personal backing? 

I was trying to come up with a creative way in which I buy the property but let them continue to live there without having to charge them rent.I realize that in a typical Land Contract, the buyer makes a down payment to the seller, occupies the property, makes monthly payments to the seller, and obtains ownership after say 5 years.

My problem comes with needing the time to find deals and in having the funds to obtain them.

Now, past that, this has another issue, too cheap, bank financing might be very hard to obtain with minimum loan amounts (like 50K).
