The Big Box Stores also usually have really inexpensive Carrara marble tiles in 3 x 6 or 4 x 6 sizes.

If you check all those boxes and this is a project similar to what you've done before, 16.5% return wouldnt be bad in my view.  

Again, they look trendy now, but are so much more durable than the junk sold at the big box stores.

Hence the reason I personally spend a little more on registered agents and have a business PO box for mailings.

Keep in mind that if you are the "gopher" that means you might have to drop everything to go get a single box of screws.

I would add two more panes (five total), move the window to the center of the wall, and do a boxed bay, with a small shed roof over it.The windows on the right are fine in style, size, and location.

@Melissa Ba sounds like Bad contractors, any work you have done from home depot is subcontracted out, at least in Michigan where I am but ultimately they are responsible as they are basically acting as a general contractor, I hear a lot of horror stories from people who hired big box stores to install their products, as well as good stories too.

Hi Stefan,For a SFH if it were mine I'd just paint it and box that vent thing next to fridge in with drywall, unless the local competition was forcing more than that, or doing more would bring more rent.Good Luck!

In fact, there are a lot of great people like that on these forums, thankfully.Now when I come across something off market that I think would interest them but may be out of the buy box for me and my clients, I hand it off to them.
