I keep hearing about the importance of having defined processes/procedures/methods in place for XYZ in your real estate business. 

When the property was sold, who I am, new policies/procedures, where/how to make rent payments, who they should contact if there're any issues.  

:thanks all for your repliesI am going out of country and will only have limited internet there and no phoneI handle most of the repairs myself, may be 80% of themmost likely will just have to rely on tenants since I do not have a trusted contractoroverall the situation in Calgary with trades is bad: for so many years there was a shortage of labour here, that most of them are spoiled and not professional at all I am pretty hands on, too, Steve...and like to be there and do most things....so I can relate in several ways.....maybe empowering a tenant, giving good instructions (shut offs for water and power, etc ) contacts, emergency procedures, etc can work in your situation.

Then you need solid policies and and procedures in place to nip problems in the bud.

The IRS doesn't have any set qualifications or licenses required to do cost seg, but they assume cost seg is only done by individuals with knowledge of construction, construction techniques, design, estimation procedures and the tax code i.e. construction engineers or architects trained in cost seg.

But once again - this would not be a correct procedure from LLC's legal protection angle, and you need to check whether your attorney is comfortable with it.Finally - can you pay and deduct the entire CPA bill from one of your two properties (reminder: they're not technically yours, they are your LLC's!)?

I'd then take the time to interview each management company on their standard processes, procedures and monthly reporting.

Applicants get a case manager who is typically very helpful in navigating the program's procedures with the landlords.
