You can enter right away for emergencies.Have a meeting to lay out how you will work going forward.Point out any rent withholding needs to go into escrow.

That is unless you can show you are not prohibiting the future development of the remaining land),  general building setbacks or envelopes, storm pond/vault sizing, general utility layout, possible required improvements to frontage, required landscaping buffers, and more.

These distressed properties usually offer more when it comes to being able to be creative with the layout, move things around, add space etc.

A typical layout would be something like a 3/2 upstairs and a 1/1 downstairs. 

Essentially you want to find an experienced real estate attorney who can lay out the best options for the portfolio you are looking to protect.

Looks like there is a 3 family in Springfield as the only current multi.  8 Places are in Worcester County or farther west, so not close to Boston at all.Currently nothing currently in Suffolk, Essex or Norfolk Counties and the only one in Middlesex is in Ayer, where if you know the layout is about as far north and west as you can possibly be in the county.A few years ago there was good HUD inventory, but not since maybe early 2013.

It's like student living but without students, they require a certain home layout to become a host.
