So try this strategy just once- man up and think "instant turnover" instead "eventual maximum home run body slammin' high five every penny profit" and just go to the big boy- Sherwin Williams.

I have always had title do them for me, but sometimes I need them right that instant and would rather type it up myself.

I love the instant equity and new construction but do not like the negative cash flow.  

Also if you have instant bookings on, make sure all guest requirements are on! 

My instant thought was "How can this be?!

"deposit $50k to get 100k or 150k in new cash value"  There is never a point where your money instantly or magically doubles or 3x's itself into new cash value. 

I have been harping on people to use DSCR as a metric when analyzing properties ever since I joined BP.When you talk to a banker and show him how your property perform based on a DSCR pro forma, you instantly gain credit as a knowledgable investor.

The guys that do not do fine are the posers that set up shop one maybe 2 years ago who instantly became "market experts" and are now in the wrong market and sitting on outrageously overvalued basis and have no strategy but hold and prey.
