Okay, so I was on the phone with a seller yesterday and he seemed to be a motivated seller and would like to have this house sold before the end of the year which is like a week and a half or less but I normally use wholesaling as an exit stragey but after learning a little more about the deal it seemed to be something I would like to try as a first flip because its not a total gut job just updating  a kitchen,bathroom and some cosmetic work.

I will say that deal has done wonderfully; it is now worth about 4 to 5 X what I invested about 6 years ago.As I am now 65, I can see the IRS writing on the wall with the RMDs on my horizon; RMDs start at age 70 and a half.   

The first car I used for maintenance calls was my buddy's white-and-rust Honda Odyssey with 200,000 miles on the odometer.

Put a new roof on the back half of the house which took care of all my leaks.

I have a SFH rented out in the Seattle area, about three miles from Amazon’s HQ.

I think there are some giant deals waiting within only 5 miles of my home considering my county website looks to have hundreds of code violation properties with "unsafe/unlivable" descriptions nearby.

It's zoned right now as agriculture.   6 miles from a FTZ that has two 100k sf spec buildings that house food manufacturers.   

Recently, I have successfully turned the lower level into a short term rental unit, while I live in the top half.

It's 5 miles away and maybe they can use it for part of their campus - if they can get the zoning for it.3.
