Gallon of milk is up 20%, gas is up 20%, wages are in theory (lol) up 20%, gold/silver up 20%, bitcoin went up 1000% then dropped 980% 2 milliseconds later (good luck at that casino, and props if you win, someone has to), so it's up 20%, rent is up 20%, stocks on average are up 20%, you get the idea.

She also told me there was another offer coming in the same day I submitted mine, inclining me toward offering full price, but she did not check (or let me know if she did) that there were in fact no competing offers before I summitted mine that evening (the house had been on the market roughly 60 days at that point, which is long for this area).

Im looking for a more detail analysis than this is a 3/2 and mines a 3/2..oh both fully renovated, IMO that’s not good enough.Can anyone suggest any material, a coach, or podcast, anything that would provide some much needed insight on running more accurate comps?!

As I grow in the real estate space on the side (looking to get my first multi-family soon), Brandon and David's advice to "find your unfair advantage" has resonated with me and I believe growing in the real estate accounting/tax space is mine, especially since I have the CPA designation that tends to allow for greater credibility.
