This is very preliminary and want to know if it is a feasible/possible investment with decent returns  or not.I do have flexibility in terms of building and renting or just sell them out, though I would prefer to sell them at a profit quickly.specifically these are my questions:1.

Of course I'll take this up with potential custodians before I commit, but this helps me decide if my plan is even feasible--and I think it is.  

You will need to do some feasibility studies as well to see what can fit. 

@Don Konipol  agreed  deed In lu cash for keys restructure are all better alternatives for me as when I was lending than foreclosure.. the only times we had to foreclose was when we needed to extinguish junior interests.. or the borrower just went dark and left us no choice.In our reality which was fix and flip loans for sfr's I don't really recall anyone doing a BK on us.. usually not enough equity to make it financially feasible on their side.. but in a commercial loan environment I can certainly see that .. dealing with more sophisticated borrowers who could use the BK environment as a negotiating tactic..

You might even do some deals outside of your investing business and make that more feasible to do.

IF that works as hoped, a 5% downpayment  is definitely feasible!
