Rents are estimated to be about 2600 (1700 main house + 900 guest unit) and after expenses, including PM, it will be about $500 net.We bid $446K and they wanted to rent it back, so we offered a low rate of $30 a day for that and flexibility if they needed to extend.

@Jayson GreenblattI would assume Your terms about the tenant were unreasonable to them and that’s why you got the request for the extra down payment .that’s not realistic and the eviction moritorium is just going to be extended anyway into summer .
