Rents are estimated to be about 2600 (1700 main house + 900 guest unit) and after expenses, including PM, it will be about $500 net.We bid $446K and they wanted to rent it back, so we offered a low rate of $30 a day for that and flexibility if they needed to extend.

@Jayson GreenblattI would assume Your terms about the tenant were unreasonable to them and that’s why you got the request for the extra down payment .that’s not realistic and the eviction moritorium is just going to be extended anyway into summer .

Unfortunately, I do not think you will find a lender that is willing to extend a line of credit with only 10% equity in the property.

The guy thats looking for funds said he wanted to do interest only for 6 months (with option to extend) at 8.5%.

You're 19 and probably single or with a partner (unless you have an extended family I don't know about you're hoping to move in) so that's a pretty big house for one or two people. 

We regularly have family come visit for extended periods, so anything of the 800 sq ft 2-bedroom variety would be miserable for us.

FYI this is my first deal and we will be living in one unit and extended family will be living in the 2nd unit (paying rent). 

Even if you manage to find a good deal now with the $30k, you'll want to be prepared for an extended downturn (should one occur).

The seller is refusing to extend the closing even by one more day (really weird seller).

It looks like there were actually 2 additions, the first extended out to add 2 bedrooms/1 bathroom, which turned it into a duplex.
