Are there any good title companies in the Phoenix/miracopa area that others In the REI game can recommend to me?

I've established my goals/business plan and have decided to begin with residential multi family (2-4) units, then move on to small multifamily.

The seller seems to be using this as a proxy to establish the price for the building.

My motto has always been, "Learn the game and play aggressively".... so that's what I am doing

It'd be a different ball game if you put a down payment of 5% and rents went down by $300. 

Are there an established local RE investor willing to grab lunch or coffee in NYC to talk through what they're doing and lend some insight to a newbie? 

@Mike RyWhen establishing a LLC under the umbrella of a parent self-directed IRA LLC or Solo 401(k), there is nothing particularly special about that LLC that is required. 

I'll start from the beginning:My brother and I are co-founders of an LLC (2 member), recently established with the intent to purchase buy and hold rental properties of all types, primarily single family and small multi-family homes as these are far more abundant in central Nebraska.

Now if you go over 4 units its a different ball game. 

Trust me, I know it's very possible and I know that's the main battle in this game.
