All auctions aren't cut the same so it depends on what type of auction you are talking about.Most online auction (Such as Hubzu) allow enough time for financing. just be sure that you will be able to have full access to the property during the DD period

@Ross SibIt appears that the deal you're currently exploring is starting to cut it close after updating your numbers.To answer your question: It would depend upon the city you're looking to build in, as well as the style & finishes ( San Clemente for instance, requires a Spanish Colonial build-out for all buildings), but I can connect you with a few architects & developers down here during the week if you'd like to explore your options and get an estimated price range.

If an investor wants passive ownership, TK investing is not an option.Another major point here is one ( syndication's) investor must be accredited this cuts many investors out.TK on the other hand 25k and decent credit and a desire to own a rental and your in the game.. of course there are pro's and cons as everyone has discussed..
