Hi @Adam Davis,While you may not qualify for a conventional loan, there are non-qm loan options that can go off of your bank statements and credit score without having to verify your tax returns.Your thought of getting the loan and only paying when the house sells is not an option.

@William Hutcha few tips-go to REIA meetings in person and find lenders there-join the local Facebook groups and find lenders thereagree that being secretive about rates is not a good sign

What I would suggest alternatively is putting a clause in the lease that anyone above the age of 18 that's going to be living in the unit for more than 7 days has to be approved by the landlord and pass credit/background/income check etc.
