I'm a US citizen but currently living in Israel, and I'm in the process of purchasing a property in Columbus Ohio.My plan is to do some rehab and therefore I want to take a hard money loan which will cover 80% of the purchase price and 100% of the renovation.While talking to the title company, they said there was no problem with me signing with a remote notary.But, the problem is with the lender who requires a wet signutre, and has given me the following options:1.

Nine out of 10 carriers they called would not cover them, and they rightly thought, we should listen when the people whose job is to assess risk think this area is too risky.Seems like this is going to be an issue going forward, and I see wildfire risk affecting buyers' opinions in a few ways.

They know the HA won't hold them accountable and the landlord will have to fix everything and cover the cost:(2) While you can get top of the market rents, it's really up to where the tenants want to live.
