Well Adam from Palm Beach County,FL, the reason why is because my realtor partners all over Florida are either very experienced Realtor associates who work for companies where they do not have to split the real estate commission points with their Broker or are  they are Real Estate Brokers.If I choose a Realtor associate, they only have to pay a $300 to $500 fee per closing or pay a monthly fee of $500 to $800  to their company or they are Brokers who own the Real Estate CompaniesThey know that if they get a Pre Approved Borrower/Buyer referral, they'll generally come with a very strong Approval Letter and Attorney Escrow Letter with a substantial EMD, ready to Turn'n Burn!!

I am planning on 3-4K for exterior and interior paint, 3k for flooring, 4k bathroom remodel, 2K to paint the kitchen cabinets and install new counters, and then 2K for Misc items.

A tenant says "xyz" (sewer gas, mold, peeling paint, etc.) is making the property uninhabitable and a health or safety issue, so they are not paying rent, or pay whatever they feel like.Question we always ask in court:  "If you feel the property is uninhabitable, why are you still occupying it?"

So, the total move-in costs (not including pet fees, if applicable) would be $2475, all paid prior to lease signing.Also, we would need copies of the two most recent pay stubs and photo ID for all applicants aged 18+ (I can scan at the showing) to begin the verification process, which only takes a few days.Since choosing a place to live is a very personal decision, please feel free to do a “drive by” of the property, located at 123 Main St, so you can get a “feel” for the neighborhood.
