A lot of these issues could be handled by having buyer's agent but the wholesaler is reluctant to work with one saying that she can help with all the processes.I'm new to the game so I'm not even sure if I'm being overly cautious or overly careless.

If you do so, my only advice is to be cautious when you do so, because it's a seller's market and prices tend to be inflated in many cases.

like Account Closed stated, you have to be cautious that you dont have a situation where people are hanging out in front of your house. that was my biggest obstacle when i started out. the solution was external cameras, screen hard and try to get residents that work full time. i do not do section 8 anymore because the rental market is pretty good.
