I have found trim to be better at the smaller places and sometimes lumber But drywall, paint and cabinets (depending on the type) cheaper at the big box stores.

You make sure you got a diagram drawn and agreed to and signed in writing that :1) you got one main running though the building, then one SINGLE water entrance per unit. the single entrance needs to be accessible in a closet (or pantry or cabinet under a sink, just not in the hot attic) 2) these meters are wireless, draw their power off the running water so that part is easy... in theory but doing the readings is a pain on your own.

I'd like to add that as you rehab and replace items on the maintenance list to research durable materials to build and upgrade with and supplies to help make your place last longer like cabinet conditioner and tile sealer, deck/patio refinish etc; also pay the extra dollar for quality.

Budget about $8k overall - my initial reaction is to replace rugs in bed room and living space (may change to vinyl or laminate flooring in living space), update vinyl floor in kitchen to tile / bathroom to new tile, paint kitchen cabinets to a light bright color (and walls), do 4 recess lights in bed room (no lights currently) and do floating shelves in the living space to create more storage opportunities.Appreciative for all thoughts and ideas about how to make my home more attractive / protected for better tenants.
