I have noticed when looking in the rust belt more feasible properties do get listed there (Indiana, Ohio, Pennsylvania, Michigan, south Chicago) but as I move out of those markets the ratio of multi family shifts away to more commercial ventures (gas station, office buildings, strip malls).

Also give them a call, ask them how their process is, see how their response is and how well they communicate with you.I think once you have 1-2 turn key properties under your belt, and you become more familiar with the process, you will eventually want to stray away from them and start building your own team so you can achieve better cash flow.
