On Tuesday of this week I closed on a lot to build a spec home.

It's common, even in the popular historic neighborhoods, for a developer to buy a property in the duplex zoning, scrape the existing home(s) and build a new spec duplex.

I primarily sell in Massachusetts, i sell other items (roofing, car charger, mini split heat pumps, battery storage, smart home items through freedom forever, other accessories through partners on the Powur platform.) as well.I joined the form because this is just an abundance of high value information thats collected on here, and this information will be crucial in my wealth building journey.

We actually preferred the composting toilet because there were less chemical smells, etc.Both camps we stayed at had us bring our own water.Neither of the camp sites had electrical, but we could bring our own generator or battery system if we wanted.Mike

So far thinking things like:- replacing air filters- testing and replacing batteries in smoke detectors and carbon monoxide alarms- carpet and floor cleaning and/or replacement - assessing for leaks and all working sinks, showers, toilets- wall repairs and painting - appliances are in working order- deep clean- change locks and battery -replace all lightbulbs inside and out- minor repairs- landscaping Anything I am missing?

Hey Guys,I reviewed the lease (created by our property management) for our tenants, and I feel like we, the landlords, are not protected enough on that lease. for example, I would want to add an addendum about "changing a battery on a smoke alarm".

I have a smoke detector in my condo and I've changed it before quite easily myself and its just a battery replacement for $5 or so.

I think it is a great goal because it allows us to work hard for something and then take a mental pause, relax, and recharge we could all do at some point in the year when we need to take a beat and recharge the battery. 

I begged to get a measly million dollar building line from local banks got that. .now in later part of 18 my existing lender said they will now go to 2.5 mil in spec loans and I have two more banks that want to give me spec loans..
