I am not trying to buy my way into another job outside of my 9-5.If the offer is accepted, we are ready to purchase all necessary furniture / etc that would make our home as comfortable as possible.I have personally used Airbnb on 11 different occasions, and never use hotels anymore.

I think furniture would be OK, but keep in mind that if you have something in the house, it must work.

I redid the guest bathroom, updated light fixtures throughout the house, repainted the whole interior, updated appliances, built furniture, added a garden space and a variety of fruiting plants, and so much more I can't even remember.

Again it was complicated through a broker's buyer, this time required an inspection/fixes, needed the double close/fees, we even stored some furniture for sellers so we could avoid closing delays.

I also include any notes that would make a property stand out (beach front, amenities, walking distance to restaurants/bars/entertainment), if it comes furnished (can cost $10-20k to furnish depending on your choices), any updates needed (flooring bad, furniture and style dated). i can then review the spreadsheet to see what numbers work for me depending on the property and which properties stand out. all that combined should show you what you can expect from certain markets.Just my 2 cents on how I am looking.

There seems to be a never ending stream of License Fees, fines for tenant infractions (not cutting lawns, outside furniture on porches, etc) but at the end of the day.... a cleaner, safer neighborhood is in my best interest.

That's why I always chuckle about those who post about mold in their house inspections.. like little dot of mold  they freak out.. these people live in a literal petri dish most of their lives.. and the other telling factor is when the living room furniture is on the porch.. then you know it stinks pretty bad inside..
