Exceptions: you graduated from college and now work W-2 in line of work we can use offer letter and first pay check before closing; you are self employed and income is declining we use the lower YTD number; bonus can be used if employer states in writing it continues... and about 300 other variables.

Now you have a cash-flowing asset and the money you invested back (ie, your down payment money) and hopefully even some lagniappe (Cajun for "bonus/a bit extra").But, no, this strategy doesn't work...at least not as BRRRR...unless the potential is there to gain a good bit of equity in a fairly short period of time.

I'm not an advisor, but as a general rule, how the depreciation taken (especially if they take bonus depreciation) depends on how CPA allocates it after discussing it with the operator.

@Eric BarriosWe haven’t planned any other zoom meetings, it just wasn’t the same as the in person meeting but when we have the meet ups we have from 15 to 25 people on average and is always a good time but we will see about planning another online meeting.My wife, 4 year old and I house hack a triplex and live in a 4th bonus unit on the property, bought in 2018 with an FHA, completely renovated interior and exterior of each unit one at a time as the old tenants moved out and screened our own tenants and nearly double the rents and have some great tenants in place now, we did about 90% of the work our selves which saved us a lot of money on labor.
