It might be worthwhile to find a local REIA to see where other folks in your area are finding success. 

These numbers are just estimations, so before you purchase that property make sure the research is done to get the hard numbers and see if the deal is worthwhile.

One of those where it is likely worthwhile to spend the money on a good RE attorney.

I know how crazy the market is currently, and how tough it is to find a worthwhile investment, especially close to the city. 

@Latasha Shipman it's certainly possible to make some money with a transaction like this, but my opinion is that there is just too much red tape and too many landmines that you might step on to make it worthwhile.

The effort and money to get through the red tape/execution of the transformation most likely would not be worthwhile.
