One thing I run into often are borrowers who are looking for loans based purely on the After Repair Value of a Fix and Flip investment.

Overall, I believe it does have the  chance to push property values as well as rents northbound.

Where is the value in that question?

The value of an apartment is not based on comparative sales analysis. 

Same situation goes for owner financed deals or subject to, you need to bring value to the seller and your agent can convey that value in an attractive way.

My thoughts are with the rehab the house needs I should get an appraisal on its current state.... buy him out with it current value then my sons and I would put in the work to rehab the place to turn into a rental.
