I'm really seeking out the best ways to finance the purchase of these houses without putting a lot of cash on the table.

You just took chips of the table and put them in your pocket. 

The 2019 property was unique (every deal is) in that the seller had to sell to complete a 1031 quickly, the property was not bankable (private interest only loan converting to a conventional after all rehab), and needed serious work.

This way they can visually see where all the money is going and how much of it they have to bring to the table.

It’s all case by case, depending on what comes across your table.

Haven’t been with him long, but he and his team brings a lot of value to the table. 

It will help when you have actual deals on the table rather than hypotheticals.
