I have the money to deploy for the 5% down payment in the bank, but I would prefer to hold onto my cash for the time being so I can have it available to start up my Wholesaling business as soon as possible.The only check I wrote during the deal is the $1000 earnest deposit when we signed the purchase agreement (which I got back) and then a few hundred bucks for an inspection since this is my first deal and I want to verify the condition of the home.

And I do not know yours, so I cannot provide you an answer.Suffice to say, I would recommend that you spend a lot of time thinking very carefully about what skills you currently have, how you will add value to maximize your returns, and specifically what goal you would like to accomplish in 3 years, 5 years, 10 years... and have a vision for the life that you would like to build... as your investment career will significantly impact your life.Like any startup, you must begin in faith, develop an investment strategy that is likely to achieve your goal, spend significant time on market research, make mistakes, develop systems to minimize risks, make more mistakes...

I guess you could swing it if you were using an FHA loan because your start up cost is so low.

>> if you want to do that one day, have awesome insurance, and build a system to get guests' email addresses from day 1.2. use a software like Hospitable to sync your airbnb and vrbo calendars for the same property. you can also set up auto messaging on there.3. the amount of repeat guests i think depends on your market and what type of guest you cater to. i'd think driveable markets would have more repeat guests, or places that accommodate traveling professionals. i probably wouldn't start up direct booking until you've really found your footing as a host.
