At least this tenant didn't damage the locks...and that's something.Once again I want to thank this tenant for the gift he left behind. 

You do not pay these people a salary just give them a gift card every now and then to let them know you appreciate them.Go to the local reia and ask neighbors about handymen in the area.

While I don’t believe in tenants doing any work on the house, in wouldn’t hesitate to give a good/decent tenant a $50 gift card to HD to get some weatherstripping, those things that go at the bottom of the doors, etc to help conserve energy.

If you do the house hack method, you can get everything paid for by gift funds. this included the downpayment and closing costs.
