As a good investor, always always keep this in mind, especially when you get an insane deal, how is the service provider give me an insane below market deal and still keep a successful business running?

As for the future I hope to get a Heloc or other type of loan against it in the next few years to pay off the current owner and do more repairs.

Ideally this would be a service that charges per individual background directly to the applicant before hiring.

I usually don't hire random contractors for repairs or emergencies.  

It does indicate the age of the property, so I would check the wiring and service to be sure it is adequate for today's devices.

Lower of cost or market for determining the basis is also the correct way to treat a personal use asset being placed into service for business purposes.
