I would not recommend this for a first timer unless you have construction experience and prior experience with a local Architect to assist.       

While we reviewed these guidelines as well (actually it was our first web search) it only states that we cannot discriminate against someone with a disability, and therefore their need for assistance from a service animal. 

Buy a home with a zero down loan or grant assistance.

I have a management company ready to assist with the walkthroughs, rehab bids, etc., but we haven't been successful on several offers (various reasons with listing agents). 

Having worked at an appraisal management company and overseen thousands of assignments, the $5k price undoubtedly reflects a commercial, complex, or unique assignment, however, it seems high.

I would need assistance on drafting leasing agreements, vetting tenants, rent collection etc, etc. 

The issues that would keep me up at night were actually minor to my mentors and they don’t mind providing assistance or guidance.

I definitely need to find a partner regardless of the help for getting this deal going because I've had a recent argument with the missus of the relationship and I'm pretty much alone on this adventure for FI....I've got time all day at work to listen to the info that I want to gain info and knowledge for helping anyone and everyone who wants to know more as long as the info is in audio format then I can learn it and assist or teach anyone else who wants that info.
