To learn creative financing, you'll want to get involved with your local REIAs, listen to podcasts, follow people who are educators on creative financing, etc.

I do find it’s funny that you say managers are for people with more properties.

That MIGHT be the best program for you, but even if it is not that is what you will be sold as it their only product.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

Unless you are dealing with commercial, TREC 1-4 works perfectly well. 

A lot of these numbers of what I have pulled from the real estate listing, and inquiring on property management/landlord insurance rates.I am not looking to make a fortune overnight and realize this would be a slow return on investment/passive income.

Joshua,I am here in Florida as well and have been in the REI world for over 18+ years. 

Holding onto these properties would be most ideal for your long term wealth, obviously.
