Investment Info:Small multi-family (2-4 units) buy & hold investment.

I know this isn't auto-pay, but was an internal system that caused most of the roughly 5,000 tenants to pay their bills each month without much manual work (other than printing and stuffing envelopes).

Does anybody know of any resources that review the strategy and process of converting a single family home in a neighborhood zoned for multi family to a multifamily home?

For "fix and flip" deals, I've been discussing the "draw system" with various lenders and they seem to all have different (but yet similar) systems.

Do lenders consider this a multi family and require commercial financing or is it considered a single family?
