I recommend reading a ton of books, watching podcasts, and connecting with investor friendly agents that connect you with the other members of your core-4. 

Most of my guests book well in advance because they are mostly extended families and need to coordinate vacation times, so they're not as worried about last minute accommodations. 

While it might be possible to find a local banker willing to work with you, but in my experience over the last 8 years it is much better to work with the expert such as @Kreighton Reed who does it on regular basis.

Until there's a database that tells us all the good coaches and bad gurus, I can only comment on what I've observed over the last 15 years.

The Brokerage Disclosure to Buyer (BD-24) does not create a buyers agency agreement and explicitly says "Broker is not the agent of Buyer" in the last line of all 3 options on page 2 of the BD-24.

WE did about 30 new builds downtown charleston but last 2 years we simply could not find anything that worked.. finally found  a lot and we close on it mid month.will build the same floor plan on the same street we did 5 years ago and sold for 450k  this time its going to sell for 850k..
