Someone paying the 34% bracket will be grateful if they get it down to 15%, at 150k you have about 30k/year, that's extra income of 2.5k/mo, conservatively, you can earn 2k/mo extra on a 1M house 30y fixed, add that plus appreciation of 120k in 4-5 years, that's another 500/mo, then your cash flow shoots up.

I've listened to enough escapist fantasies to learn to hate all the empty, vapid, corrosive, soul-sucking dreams of something for nothing attached to those dirty little tickets.This thread has served to remind me yet again of how few people come from a broke childhood to real estate investing as a way to build lasting wealth and find financial independence for their families, of how incredibly fortunate I am, and how grateful I should be to those who have helped me along the way.
