I have made it a point to learn how to do much of the work myself and enjoy putting my own sweat equity into the properties.

I currently remotely manage an STR (although it's only a few hours away) using a combination of Evolve Vacation Rental network and technology such as Nexia/Schlage digital door locks and other automation hacks for guest communication.

That's going to be real hard to do if you don't even have the cash for a downpayment.Are you looking to get some income from rental properties, and then switch careers to something you enjoy more?

I am a hard worker and have always enjoyed the daily interactions of conversing with people. 

Have your attorney do two things simultaneously: (1) draft a letter to the tenant called "notice of termination and demand to vacate" and (2) file an unlawful detainer suit seeking possession and, if possible, damages. 

I've always thought building equity would be great; pay them off and enjoy more cash flow, do a cash out refi and buy more, cash out refi and loan the money, do a 1031 exchange into a more passive portfolio, etc.
