Hi all.....I think the right answer here is "Best Practices" the relationship I have with my contractor dictates I look after his bottom line.  

Logic would dictate that talking to Litton should provide the insight needed to move forward or not on this.

Any reputable contractor isn't going to let you dictate how they get paid.

The contract will dictate what recourse you have with the buyer.

Obviously the areas I'm interested in working will dictate this to an extent...3.

However, if you don't dictate how they find the deals or make it mandatory to see where they have driven, then there are many bird dogs out there willing to provide deals for some type of finders fee.

If i understand you are saying markets dictate what you can do for the most part.

Depending on what your budget is will mostly dictate your location and property type…as I’m sure you already know.

Your lease dictates the amount of time needed to end a month to month tenancy as well as how much notice is required for renewal.

Capitalism at it's most basic would dictate a correction of some sort -- an increase in supply, movement of consumers, lowering of expectations, decrease in price, etc.My primary concern at this point is what will the banks do over the next year or so -- THEY remember the bloodbath, even if it's faded from the memory of the average consumer.
