the low value assets like on your site out in the mid west have a pretty high mortality rate over time just based on demographic and income levels.. but if your buying them cheap enough and its your bizz and you like it..

So there may be fewer investors competing for deals and maybe some opportunities from market inefficiencies.That said, my honest impression is that the economy/demographics in this part of the country (the northeast) aren't really that good compared to other parts of the country where there is better economic growth, people are moving in for jobs, etc.

If this were me and the location were great I would tie the property up, do a demographic study and prepare a short marketing book including traffic counts, household income in 1-3-5 mile rings, aerial shots showing other retailers in the area,ect.

I thought about that as well, but I thank you for bringing the demographics of Fayetteville into a better perspective for me. 

The demographic is perfect for higher end rentals there and you are right around the corner from the Red Line.

Grocers have criteria's to follow such as, but not limited to:  demographics, traffic counts, and retail synergy.

It makes sense that appreciation is a driving investment factor for that area, given the strong demographics resulting from UNC chapel hill.
