I’m building my cash buyers list and am wanting to build high quality partners not just an email and a number I can put in a CSV file and blast an email too every once in awhile.

Depends on the street the quality of investment could vary.

Condo quality unit in fantastic, well-managed condo association offers hardwood floors, updated kitchen w/ dishwasher/disposal, high ceilings, tons of natural light from 3 windows.

Biggest thing is going to be building in the right area where you are confident you can generate solid income with quality tenants.

I live in Buffalo Grove,  and i think western and northwest suburbs have lot of potential,because of quality of those areas and they will be always popular for families.

After getting buckling in just the sunny area, I had to remove the product and replace with something higher quality. 

Neighborhood deterioration leading to long term rental rates falling, as well as occupancy and quality of tenant.
