In addition, at this point my strategy is going to be largely wholesaling and rehabbing to start out, while I slowly accumulate rentals. 

Then once you default the fees and unpaid interest continue to accumulate and they will do one of two things, file a deficiency or see what assets you have and slap a lien on your primary residence for the deficiency so you will be stuck in your primary which you cannot sell not a house you can buy because your credit is wrecked and your only option is BK.

I'm accumulating a decent sized portfolio, but even if a property doesn't reach that 1% rule - it still can be a very solid investment if you know what you're looking at. 

Perhaps the agent is more engaged with me because he knows that the company he works for already has two of my properties under management agreement and knows that it is my goal to accumulate 10 SFH in the next two to three years, having them do any rehab work on them, and then managing it.
