If I understood you correctly, two people combined make more than just you alone do.

I think we've veered way off topic, but if I understood your previous post, you were suggesting someone take a holding deposit, that could only be converted to a security deposit if/when the tenant moved into the property. 

Understood, and that was the plan.

It's really well written and it includes all the forms and contracts you'll ever need, and they are easy to understand too, including being understood by tenants.  

I documented it and made sure they understood that the funds would be credited towards monthly rent when due.

But I understood, I found a new place, and I moved out. 

When I was younger in school I had great test scores and a mediocre gpa since I didn't feel the need to do the homework since I already understood the material.
