I know some people here like to use LLC to collect rent, but you can just do a DBA if all you are trying to do is open up a business account and structure your finances. 

I am 1 person don't like to get my family involved, how can I structure an LLC to utilize the Trump new tax deduction and legal protection when california don't recognize 1 member LLCs and loose all the LLC legal protection? 

If you contact an abstract company they should be able to give you an estimated closing clost just check with your bank to add in their requirements Regarding transfer tax and property tax you can structure this any way that you and the seller agree.

@Quynh Lan Nguyen - Yes or you will have to foreign register your LLC from one state into the oter state.E.g if you have an LLC in MO you want to hold a rental in TX you will have to foreign register your MO LLC in TXDepending on the size of your portfoilo and equity in your rentals your attorney should be able to suggest the best entity structure for youHope that helps

I also liked the suggestion to run network drops, depending on the structure, maybe an easy fix as well.This is relatively easy to fix, just not with extenders.  

Is there is a typical LP/GP structure, with an LLC owning the equity in the property, doesn't the property get depreciation deducted on the income statement, and then there's pre-tax income, then that's taxed at the corporate rate, and then after adjusting for capex, net free cash flow is available for distribution to the partners?

Have you run any numbers or put together a preliminary analysis to demonstrate the performance of the deal along with a proposed structure between yourself and the investor you are looking for and need?
