Without going into detail, I cashflow $550 per month on this house.When her lease is up, I do want to increase her rent by 100-200 but to be honest, the human aspect of me is battling with the business side of me.

You're an economics major so I hope you are seeing the signs that the economy is in a downturn in all aspects including Real Estate.

No different than a long term rental in that aspect. 

Looking to double the STR side this year, but interested in learning about all aspects of Real Estate. 

Going from home, to not dorming at college, to still living at home (all in the middle of COVID), to then being a home-owner, seems like I am missing out on the social aspect of living arrangements, if that makes sense.  

So many folks really pushed rents for LTR recently but I am a fan of strategic pricing at about 95% of max market rent and to make sure I remind prospective tenants that I’m giving them a bit of a deal with the expectation they will pay on time and really value the asset almost as much as me, and hopefully stay longer than 12 months to mitigate the turnover. 

I definitely need to work on the local market knowledge aspect 

All important aspects that allow more eyes to view the property.Are the two showings from the agent you have it listed with or other agents that showed it? 

I have solely funded every aspect of the home with the exception of $33k that he brought for acquisition and closing costs.
