If the purchase price increases each month of the option period, equal to what interest rate is desired or agreed to, it is even less likely to be successfully challenged.  

If you simply follow the guidelines of maintaining the LLC, it should provide the protection you desire.  

Set the ROI threshold where you desire, but realize that at less than 10% the S&P 500 has historically produced a better return.Good luck

The trend (at least from the deals that I'm seeing ) are the sponsors charging higher and higher fees (from just a few years ago), having less experience  and sometimes even less desirable geographic locations (that may not have held up as well in the last recession).

Desiring a view is not a trend.

The properties in Madison are very desirable based on the school system. 

All that population growth, yada yada yada... dude.. that doesnt justify the annoyances of owning property long sistance.You just need your desired of houses you have set in your goals.

If you have desires to invest out of your own comfort zone, as long as you take the time to do a lot of due diligence prior, it will greatly reduce your exposure to the horror stories. 

My desire is to start out initially in multifamily.
