If you’ve had a contractor abandon a job, your best move is to hire someone reliable to finish the job.But, that’s not what I’m talking about.

I got lucky that I met the real estate agent/investor who gave me contracts of all reliable contractors and even shared the lease with me he used for his properties.

As long as the car is reliable.. then it would be wise to buy used for a car 

If you aren't happy with the one you are doing, maybe search for something else, but a w-2 job is very helpful, especially right now as we are still dealing with covid and eviction moratoriums, banks like to see a reliable income.

Reliable contractors are always hard to find.

In my personal opinion just focus on bringing in as much income as you can and always pay off your cards on time and depending on the credit cards they will give you a big credit increase once you prove your reliability.

I hire out limited tasks to a few handymen who I know to be reliable.

If you can find a reliable methodology it will make life much easier.You can determine local utility bill history by calling the utility company, providing the address, and ask what it has been averaging.

Of my only two SFH in Hammond in Class B areas, with a 10% allowance for vacancy/maintenance/capex, still looking at approx. 25% COC return on one and 16% on the other with tenants who are on time and reliable.
