I've found it a grea market for finding quality rentals, right in your price and rent range. 

Granted, the cost of marketing on Facebook will depend on your area, your industry, target audience, quality of ads, etc, but in general, you are probably not going to get away with only spending $50 a month and actually see any real results.

The quality of the jobs being added, and their pay, is not improving it seems.

And since I am NMLS licensed in Oregon I am up to speed on this state..

As an investor, I rarely, if ever, consider Loopnet a good source for quality deals. 

Pay someone to take pictures if you don't know how to take photos that approximates professional quality real estate photos.

You can adjust the speed (words per minute) at which it reads to you. 

if that GC has experience and he excels in Speed it might make your deals more profitable, looking at your annual ROI.

Bottom line is, I would buy quality buildings built within last 20 yrs and plan on doing some of the little stuff myself if I had a full-time career.
